A high-performing new home build or home remodel is neither the cheapest nor the fastest path to follow. However, at Ron Scott Design Build we know that the results are well worth the investment. Ensuring your home’s high-performance means safeguarding it against water damage. Water is the greatest threat to your home’s lasting comfort. Yes, water is the sure killer of beautifully crafted homes when they are not designed to address the four essential layers that prevent decay.

Building Science Corporation and Green Building Advisor have been actively solving this problem, and I am both a student and practitioner of their insights. The solution is to create four control layers in the building envelope:

  • Layer One: We manage bulk water.
  • Layer Two: We prevent the envelope seal from deflating like a balloon with holes through effective air sealing.
  • Layer Three: We manage water vapor by allowing the wall and roof assembly to dry when needed.
  • Layer Four: We impede heat and cool loss through thermal resistance, commonly known as insulation.

These four layers should not be optional upgrades but rather standardized practices. Unfortunately, many homes are still being built using outdated methods. Times have truly changed, and the adage that “they don’t build it like they used to” is true.
